Lease Opportunity - Papahua Reserve Raglan/Whaaingaroa
Waikato District Council invites submissions from interested parties to lease and operate the camp store located on the Papahua Recreation Reserve in Raglan/Whaaingaroa.
The store has been run with a community focus by the prior operator and was treasured by the local sporting scene, camp ground goers and visitors to the Reserve.
We are looking for a new operator with a commercial background to keep this store operating for the people of Raglan/Whaaingaroa and the visitors alike.
We welcome submissions and proposals from all interested commercial operators.
Key submission criteria - What are we looking for?
Submissions should demonstrate:
- Your commercial background and operational history.
- Your proposed offerings/products and ability to continue the service for reserve users and the community.
- Your connection to the community and wider Raglan/Whaaingaroa.
- Your financial backing to undertake required fitout and refurbishment of store.
- Please also provide letters of support.
Lease conditions
Term
The lease term offered is 10 years, comprising of an initial term of 4 years, with two three-year rights of renewal. We understand that a reasonable lease term is important to justify investment into building repairs and/or fit-out.
Rent & costings
Lease annual rent will be set at a commercial rate by a registered valuer which is currently underway.
Lessee will be responsible for all outgoings such as insurance, rates, water, power usage and BWOF costs (if applicable) etc.
Repairs and maintenance
Lessee will be responsible for the interior maintenance and fit out of the building.
Applicants must demonstrate that they have the financial capacity to contribute to the fit out, ongoing maintenance and repairs of the building.
Council will continue to maintain the exterior and keep the building weatherproof, however, the Lessee may also update the exterior if they desire at their own cost.
